Taloja is the newup scaling destination of Navi Mumbai for residential segments due to various business nodes in Navi Mumbai. A good number of buyers thronging Navi Mumbai for their property requirements are not even aware of the existence of this node as a good low cost investment /end use option. As and when the Metro work approaches culmination, the prices are likely to take an upward route.

Hence, there will be direct connectivity to the local train stations like Kharghar and CBD Belapur via Metro feeder route. As per the current pace and progress of work, Metro Rail is likely to be functional by the end of 2015. Taloja itself is a functional railway station on Vasai – Diva – Panvel Railway line. Currently, three shuttle trains ply on this route to and fro Vasai – Diva – Panvel. Since railway stations on this route already exist, it is inevitable that this route be converted and connected to Mumbai Suburban local route. Located right on National Highway 4, the location has direct road connectivity to the Sion – Panvel Highway, Panvel and Dombivli-Kalyan. Adjacent to Sectors 34-35 of Kharghar, which already command a rate of Rs 5,000-7,500 per sq ft. Due to this proximity, all the amenities of Kharghar like Central Park, ISKCON temple, Golf Course etc situated at Kharghar become easily accessible from Taloja – Panchanand.
According to reports, CIDCO is toying with the idea of developing a mass housing scheme at Taloja and its preliminary works have already started. Before launching the housing scheme, CIDCO wanted to provide connectivity to Taloja so as to attract property buyers. CIDCO has shifted its focus to Taloja for developing affordable mass housing schemes. For all basic amenities, like education, health care service, shopping, entertainment and recreation, the residents have to travel all the way to Panvel or Thane. With the proposed road being developed, Kharghar would be very close to them and their nearest destination for everything. Known for being organized and self-sufficient, but not too crowded like the big city, Taloja is a perfect blend of residential and commercial spaces which includes luxurious and grand residential projects at very affordable prices. Developing at a speedy Taloja is all set tobecome the new residential node.
